Hello all!
I know i'm probably not going to provide enough details here due to the fact that I am in the preliminary thoughts. Old nightclub in town is up for lease and I have been contemplating leasing it. Property in this area is generally cheap. I haven't called yet to inquire about leasing price etc but for a start up could anybody provide a ballpark of how much capital I would need? As far as hiring expediter for liquor license, initial liquor inventory...insurance. Sound system bar etc is already in the building.

Ok, well you didn't give much info and there is a lot of variables. I'll give you the break down on the place I opened and maybe that will help.
The place I opened was a restaurant so it had the hood installed and a range in the kitchen.
The palce is small. capacity of 49 inside and a patio that seats 35
Spent 30k total painting, cleaning, building bar, buying all equipment/ tables and chairs at restaurant auctions. this also included first and last months rent $3200 month rent.
three years later grossing over 1 million a year in sales with a nice profit margin..

It all depends on the total # of square feet you have to fix up etc. So maybe go find out first how many sqft that old club is and then do a search on the forum as there are a lot of information regarding costs etc.

Had a brief convo today with the property owner to lease I would be looking at 2,500 a month. I am in the process of compiling a list of questions to ask him so I can come back here with all the details...
1.Utility Bill
2. Gross Sales
3. SQ FT
4. legal capacity
The list keeps growing as I read the posts on this forum but feel free to add to my list please!
the location was a former nightclub for 8 years and has since been vacant. Owner of property/old club owner also told me liquor license would be around 2g for a 2 year license.

Get a copy of the proposed lease, find out what your landlord will expect you to pay as far as building maintenance, repair, etc, then see if you can ask the power company for any info on the previous operations power/utility bills (don't know if they will give you this info...but they could maybe estimate for you). Factor in 1k a month for insurance costs. How many employees will you need? What will you pay them? Run a rough employment cost estimate for that. If you've ever read on here that you need to make your best guess at your costs....and then double it....that's about right.

Update: Property is 2,300 sq ft utilities not included.
