Okay, here we go.

The Concept: 20,000 sq. ft. building, with restaurant and night club. 800-1000 person capacity. Dance club, Live bands, comedians, bikini contests, etc. rotated to keep things interesting.
18+ nights two times a week, and 21+ nights 3 times a week.

The Market: 14,000 College Students (Radford University) within walking distance (around 1/2 a mile), and 27,000 College students (Virginia Tech) within a 15 minute drive.

Location: Radford, VA (southwest portion of Virginia)

Competition: In Radford there are 3 places for students to go: Riley's Bar and club (around 200 person capacity), and they hold no large events, BT's Bar and Rest (same size with no large events), and Macado's, which is primarily a restaurant and has kareoke two nights a week. In short, Radford has no outlet for student based entertainment aside from places to drink.

The places that are open for students don't feel the need to do entertainment correctly, because they already have a monopoly on the market. Plus they have all the business they can handle as it is, so there is no need to do anything more. Not to mention that even if they WANTED to have entertainment they couldn't because their buildings aren't set up for it.

In Blacksburg, VA, there are a few bars and restaurants. There are also a few small dance clubs, but there are still no establishments that focus on nightly entertainment.

The largest competitor/threat to the club's opening is the greek life/frat parties, and private apt. parties. But I feel professional entertainment in a nice atmosphere will outweigh the option of a cramped, hot, fraternity based for many potential patrons in our target market.

Building Background: This building was a successfull club for a number a years and went out of business a decade ago. The reasons for failure were cocaine abuse, and tax evasion from the owner/operator.

Since then it has been a series of things that make no sense: IE: a Teen center (in a college town), a microbrewery, and the poorly run "da players club.

I've run cash flows on the potential of this business, after factoring in the overhead of running a business in a building this size. The numbers speak for themselves, and to be cautious I did a A, B, and C, scenario (good, bad, and moderate). Even the bad leaves the operaters/managers in the green.

The LLC has been purchased, the named picked out, the menu for the restaurante determined, the state and federal tax ID registered, the kitchen plans submitted, the kitchen layout complete, and the building has been drawn to design. Vendor relations have already been started with a sound and lighting company as well as a gaming/entertainment company. A lot of the local politics and footwork have been completed, and a staffing plan has been written up. We've even started a bank account, and the account is "partially funded". And there you have our hang up.

I did all of the work under they assumption that a certain investor was going to come through with his end of the funding. The banks/ loans have already been tapped out. The oppurtunity is there, and we are ready to roll forward with this very lucrative project, however I don't want to begin until we have ALL the money nessecary. This project will cost approx. 250,000.

I am interested in taking on additional partners/investors who would like to make this oppurtunity happen. The idea is there, the concept is there, the paperwork is complete, and the market is dying for the establishment to open. All we need is a few open minded, positive things and a lot of money is there to be made.

Have you purchased your lighting and sound equipment yet? I live in Canada and had a club I sold, but the new owner couldn't pay for the lighting and sound equipment I may be interested in working at your new club.
