Average start up cost?

I was wondering if any of you club owners had some input on start up cost?

Average cost to buy a 2-3 story building in club area or lease a 2-3 story building?
Average first year expenses some of you might of had?

I really have no clue what kind of money it takes to start a club. The area ive been thinking about is D.C., Austin, and Dallas. I have deep pockets so please let me have it on the all the expenses (with dollars) you can think of.

Any advice would be greatly appreciated.

Dreamer, you've lots of homework to do for sure and there's no way to answer this question with it being so broad. It could cost you $500/ sq ft.

I am not sure if this will help you out or not. We reopened a place that was closed for about a year. It was almost a turnkey operation. Place was renovated five years prior, Ten TVs Pool tables and most of the furniture. We had estimated $13,000 for start up cost. Oops, it was $35,000! Came into the black in after months. It cost too much in my opinion to build from scratch IMO. Your better off to find someone on the way out.
