Check out this magic trick! I can instantly turn a quick question into a long thread.
Heres the quick question... Is $5 per sq for building space reasonable?
Here's the long part...
There is a building in an excelent location in town where I would prefer to have a teen club. Its even close to the high school (not too close though). It is a plaza with several other storefronts and plenty of parking. The other storefronts are closed nights. Part of the building is unoccupied. I called and found out there is 19,500 sq/ft available at $4/sq or $5/sq with insurance included. They have no problem with a nightclub as long as its soundproofed and will give me any amount of space i want in any layout. I guessed I would need about 4000sq/ft.
OR
Not far away is the new commercially zoned property that I could build on. I havent calculated how much it will cost to develop a building but I know its VERY uncheap. The thing here is that it is also prime location and would be right next to the movie theater (a big attraction). However, I dont even know where to begin to build a commercial building. I pretty much know its out of MY league. Not that I couldn't get someone else to do it for me though.
So, given my options, which would be your move? I could loose $5/sq/month on rent or I could build a building and if the business failed at least I could sell or rent that.
One other thing. Basically these are the only options. There are no other buildings in good locations available in town. So its either rent high or build. Or is $5 reasonable?
