Nightclub Buisness Plan?

I'm a investor and entrepreneur from up North who just was presented the opportunity to own a established nightclub. I'm more or less interested in it because of its location, the potential I see in the next few years and the ability it could have to draw people to my city.

Could anyone who owns a nightclub do me a favor and post or email a business plan with financial projections? Also has anyone successfully hired some sort of management to run these types of business's? I have absolutely no interest in running the business, I would consider it more of an investment.
