September 1st starts our third year in this business. Aside from equity in the property which is gaining a bunch when I look at the numbers, I am not feeling like I belong in this business. Our numbers are growing steadily even while the surrounding competitors are going down hill. I believe I have my wife talked into selling. We will consider selling the business only with a long term lease, or the business and real estate at the same time. Cash for the business, contract on the Real Estate. Thanks Teenclub, I will see what I can do. We have a family style restaurant which happens to be the main one in town. Seats 43 in the main room, up to 25 in the banquet area that we use as needed for the restaurant or bar. and about 25 max in the actual bar area. We currently do not have a coffee counter. Restaurant hours are 7am to 3pm on Sunday, 7am to 8pm Mon-Wed, and 7am to 9pm Thur-Sat. The bar is open 1pm to 9pm on Sunday and Monday, and 1pm to 11pm The rest of the week. If we have something happening, or enough customers to pay the bills after our posted bar hours, we can stay open till we have to close at 2am. We have a pool table in the bar which we do not charge for and we have a jukebox [rental] as well as three tv sets. I also purchased a fun karaoke set that sees some use on the weekends. I do very little in the promotion line, as I am not really in my element here. The building is about 3000 square feet total. Gross income is closing in on $300,000 for the last 12 months. We are doing roughly 72 percent food to 28 percent alcohol. Washington state Liquor license for this year [8-1-07 thru 8-1-08] was $1609 . Restaurant license was $285. City license was $25. If I had the money and get up, a gambling license would be less than $2000 for the low end start up. We will start by asking $149,000 for the business, $349,000 for the building, and of course equipment and inventory is extra. Parking is on street only, we are one of four bars in a two block area of the main street, population listed as 1337 people for the town. Fours miles from interstate 5, 65 miles to Portland, about 80 miles to Seattle. A new industrial park is in the early stage of development between us and I-5. Just when I am the most discouraged with things, things change. One of the places down the street has decided to close August 31st. No sale no nothing. There is already a hustle by the other two bars to snag as many customers as possible. This is fun. We are starting to see an increase even before they close, but it is mostly new people moving into the area before school starts. Employment is at record highs in this area and good housing is getting scarce. Builders are starting to move in accordingly. For whatever reason, our business seems to get busier the last two weeks of the month and this one is no exception. Yesterday there were at least four end of summer gatherings within 20 miles and our town had absolutely nothing out of the ordinary, yet we had our busiest day of the month. When I looked at last years numbers, the same thing had happened. I am going to try to restore some seating in the bar area to help with our hoped for increase in business. With the start of our third year, we are going to try some door prize type drawings and other incentive based promotions to try and raise our bottom line a few more dollars a day average.
