Hello all, im new to the threads. Im currently in the process of building a new nightclub/lounge in the New York City area. Right now we're negotiating locations in the Bronx area and Manhattan. I have been speaking to a designer who seems to know alot about the business , you can check out his site right here ( http://www.mcnallydesign.com/ ). I want an European feel to it, so this guy seems to fit the profile. Now my question is, and sorry for such a long introduction to the question , i recently asked him what he charges for the general part of the development. Being a floor plan in Autocad and a 3D walkthrough of what the actual club will turn out to be like. He responded back and said $7,500 as their standard. I spoke to an engineer about this and he feels its a bit too much. I've been so busy lately that I have had very little time to contact more designers and get different quotes , but ever since i found this forums, I figured I post and ask, mayb some of you owners can help me in giving me some input. I'll talk to my buddy who does things with autocad and the sorts and see if he does as well walkthroughs and i'll let you know asap. Hope everything is going well with your new finding, i'll have to come down sometime. Never been to the clubs in the states and i'm heading down to New Jersey next week for a week and would love to check out some clubs while i was down there but don't know anyone there :(

Thanks for the response guys, I would normally do more shopping around, but this designer and I have spoken a few times over the ph one already and he sounds very knowledgeable about this business , its all he builds. Ruben I'd appreciate it if you would get back to me, have in mind this is a big project and has to be done at a professional level, your buddy has to know rules and regulations to building codes and all that, so if I send out a copy of the floor of the place we're leasing , he has to be able to pin point where everything goes without having any inspector bust our asses :) so the experience must be there. So get back to me on that, i'd appreciate it, thanks alot.

7500 huh ? for a autocad and a walkthru ? why do need a walk thru ? why isn't a archt plan enough ? how will a walk thru make u money ?

It's a 3D walkthrough of what the place will look like before you actually build it. This allows you to get a feel of what the place is going to be viewed like when ppl come in or urself. It will also allow u to say " nope, i dont like this, I do not like that". So a plan is not enough now adays. I will be getting all the original plans and drawings and the 3D walkthrough of the fully designed lounged is just an extra part. I dont see how anyone can say no to this extra feature, although i believe most architects and designers use these kind of programs anyway . Its a great way to sell their work.

I spoke to him and he doesn't do the 3D plans nothing like that. That is what he does for a living autocad. Sorry tired my best :)

Ruben did you ask him if the price given to me by someone that has alot of experience in this field sounds legit? Have him take a look at the guy's website and let me know. Thanks alot for trying though, greatly appreciated.

If they dont bring you problems with the inspectors then its well worth it. Try to look around for another designer, but im going to ask him how much it would roughly be to design something in autocad for a laout and so forth.

Well yah thats my main concern with finding other designers, that this guy only does pubs, nightclubs and lounges. So it would be to my best thought that he would know where to place things for inspectors not to bother you with. I wonder if i can bring a designed plan to an inspector before its even built to avoid a larger cost....

$7500 for interior design and the floor plan? That sounds cheap! Does this include architectural drawings including the electrical, plumbing, and hvac,exiting etc, etc.?

a 3d walkthough alone is well worth that (if you need it)...virtual reality rendering is very expensive...time consuming for the designer.

And if its ALL this guy does, he is probably worth it. Get some samples of previous work, and talk to his references.

if you don't have investors or a group your fundraising too...IMO YOU should have a vision of what its gonna look like, so not sure why you need it.

But if you need it...go for it...NYC that sounds like a steal of a deal.

Hey guys, thanks for more responses. I got the guy to drop it to $6,000.00 for me. He also said this company will work with my budget. Whatever budget I give them they will use it and not exceed it. About the electrical part and plumbing, Im not sure if his plans will include that, but im guessing it should. The point is, we're still not set on the location, still fighting for one as of now. But they can still make the design ahead of time based on a square feet total that you give them. This is what the original $7,500 was going to be based on, im copying and pasting it here, now you tell me if its worth what is now $6,000.

1/ a new colored floor plan.

2/ Perspective drawings of the plan.

3/ 2 mood boards to give you an idea of the feel of the club.

4/ A detailed costing of the concept.

This is what the agreement is based on , the 3D walkthrough is included, its just not listed.

Excuse me......you are thinking of having a designer put together plans based on square footage before you have the building??? That is nuts. What if the location you actually get has a wall in the middle of the 'bar' area? Plans are no good unless they fit the site.

yah, you better secure a location...as there are many restrictions you can run into from spot to spot for various reasons.
