Opportunity is knocking

I have found an opportunity in my area: It seems that the ONLY gay dance club in the area is closing in 6 weeks, and people come from surrounding cities every week to the club.

I don't want to open or run a club right now. I am, however, experienced promoter and there is an opportunity to capture this group and continue their big night.

I already know that I need to keep the door and a % of the bar to make it work for me and my organization, and that I will need to find a venue that isn't already busy on the night.

So, any thoughts on selling this idea to a venue? Please include anything relevant that might even seem obvious.
