What are some of the things to look for when leasing/renting a bar. I have two friends that i introduced and now one is considering leasing a bar from the other. Cant imagine all the headache this will cause me down the road, not sure if I will lose one friend or two but anyway what are some of the things to consider in this type of venture

Hey Buddy is it a Lease or a sub lease? If it is a Sub-Lease then the original lease will have to state that the original Leasee has the right to Sub-Lease....
The owner of the property in most cases will have to approve this and as long as the right to Sub-Lease is in the original lease document and the original use of the venue is not changing then this should be simple...This will hold up in court against any landlord.......If the landlord wants to be a pain in the butt! :mad:
The landlord will want financials and the likes from the Sub-leasee and all of the Licensing will need to be transfered such a Liquor License (He will need to go through background checks and get approval from the local Liquor agency)...I only see alot of time doing paperwork and making calls...
The tough part might be in the transaction area.....I would recommend that the purchase agreement be very tight and have a Lawyer draft this for the protection of both clients......$$$$$ Is always the ugly part :eek: unless it is your's :)
You are taking a friend risk! here and you already full well know how much work it is to run and operate a bar.....make you friend away of what he is getting into...and maybe have him work down at the bar for a month or two to make sure this is what he wants!
