I have never had this in my lease and a new place I'm looking at is wanting it.
Any sugestions? Any thoughts?

As you probably know in a NNN you are responsible for all upkeep of the building. This includes things like HVAC units, roof, parking lot, exterior painting, etc. May want to get the building inspected so there are no surprises. Sometimes even in a NNN you can negotiate certain itmes like the HVAC's since this is an item that increases the owners property value. Make sure this stuff is in good working order. Last thing you want to do is dump a ton of money into that kind of stuff.

Yea, I read up on it and am meeting with the broker tomorrow as to discuss it, and see what exactly they are wanting. A water heater is one thing, a new roof is another.

just have your atty take out things that you don't want and send over the changes to them. don't agree to anything that your not cool with.
