View Full Version : What is Liquor LIcence worth in NYC?

Ok,
By the end of 2009, I would like to open a night club / bar / lounge in NYC. So, I start my research.
If you are from NYC, you probably know that the city does not accept any new liquor licence applicatins. The only way to acquire a liquor licence is by buying a currently running club / bar.
So, while buying a currently running place, you need to find out the price of a club. One of the biggest fundamental is liquor licence. So how much is a full liquor licence worth?

Contact your liqour board. Usually online on their website it should say how much. I know the one in Ontario does.
It should be the board of Gaming and Alcohol they are the ones who regulate this.

The premise of this question is false. NYC does allow new liquor license applications and they are not all that difficult to come by if you do your paperwork correctly or hire an expediter. I talked to one expediter last week and was told she secured 12 licenses last year. The procedures are all available online. Cost is $600 and you have to reapply every 2 years.
You may run into heavy opposition if you are too close to an existing bar (500 ft rule) or a house of worship.

I am in NYC, and I can confirm that it is definitely possible to get a new liquor license. It is extremely difficult, however, if you are in certain neighborhoods that are already saturated with bars and nightclubs, and where the community board opposes new license applications. This would include most of the East Village, West Village, and several other Manhattan neighborhoods. In most places in the boroughs you will not have a problem, however. A new license (consumption on premises, full spirits) will cost approximately $5,000 in total fees and filing costs with the state liquor authority, maybe slightly lower. A good expediter will charge $3000 - $5000 to handle this entire process for you (this should also include necessary filing with the health department.)
However, the process of applying for and getting a license can potentially be very time consuming, and there is no guarantee that you will be approved.
Buying a place with an existing liquor license offers the advantage of being able to open for business immediately. There is still a risk that you may not get approval for the transfer (liquor licenses ultimately belong to a specific individual at a specific location), but that is unusual. For this reason, the owner of a venue with a valid liquor license in NYC can often charge a high premium just for the license.
There is not a set price, it is determined by negotiation between the buyer and seller. If you are buying a place with a high traffic location in a trendy Manhattan neighborhood, you can probably expect that the liquor license alone may cost $100,000, not counting whatever you are paying for the rest of the business. It could even be more if the venue is large/high capacity.

Hi.
I own a building in park slope. There is a bar on the first floor. The bar's lease will be up early 2010 and will put it up for rent.
a few facts about the bar:
1. has been a bar for about 100 years with original bar.
2. located in prime park slope brooklyn.
3. has active liquor license.
4. About 1500sq feet (not including the back garden which is around 400sq ft and the basement)
.......you don't have to buy an existing bar or open a new bar and have to wait for a liquor license.
